Construction of high-rise apartments, Canary Wharf, London

This project involved undertaking the SAP calculations and supplying the Energy Performance Certificates for 327 apartments in Central London.

The client came to Blewburton when construction of the dwellings was well underway after being let down by a previous SAP assessor. Due to the late nature of this appointment Blewburton worked quickly and efficiently to provide the client with answers allowing them to proceed with the confidence that the apartments would meet requirement.

Working closely with the client we collected all the necessary evidence to confirm the building fabric and services specification. Curtain walling was used in significant areas, our consultants liaised with the manufacturer and the SAP accreditation body to ensure that the correct approach was used for these walls and the thermal bridges.

The dwellings were then modelled with the confidence that they would reflect the dwellings as-built. One of the client’s main queries related to the required pressure test results, Blewburton were able to assess the impact a higher air tightness would have on the individual plots and the block as a whole.

Upon completion the block achieved a reduction in emissions on Building Regulations of over 45%, greatly exceeding the requirements of The London Plan and Code for Sustainable Homes, which the block was assessed against as a legacy site.
